BD have been collaborating with PLP Architecture, DSDHA, dmfk and client Bentall Green Oak on the transformation of the Whitechapel Estate. The team’s brief is to deliver world-class life science buildings and NHS key worker housing, set amongst enhanced public spaces.
The Whitechapel Estate encompasses the land between Varden Street and Ashfield Street, and will become home to a complex of 13 different buildings. The eastern half will feature an array of lab, office and storage spaces; with the western half including new residences for those working within the NHS, plus extra for market sale.
60,000 square metres of life-science-enabled space will significantly contribute to wider plans for the development of a Whitechapel Life Science Campus; of which over 15% will be pre-let to the Barts Health NHS Trust.
Our designs set out a vital green heart at Mulberry Gardens – inspired by the site’s rich, layered history – alongside the wider public realm improvements which envisage a healing landscape for all. The landscape will encourage contact with nature and transform the existing public realm into a series of restorative green spaces connected together through a linear ‘green spine’.
The improved natural surveillance intrinsic to the scheme will provide safe and welcoming spaces that support residents, staff and patients with their health and wellbeing, alongside tackling anti-social behaviour. Our designs retain the key trees as part of the green spine, woven through layers of biophilic, healing planting. Sustainable drainage and tactile natural play are also interlaced to make a truly multi-functional place, engaged with the healing powers of natural processes.
The roof terraces also include over 3,500 square metres of biodiverse living roofs, including a communal 1,700 square metre terrace open to key workers – with chances to socialise, rest and be amongst rooftop greenery to support their wellbeing.
