Large areas of London are being unlocked by the arrival of new transport infrastructure and Hayes in West London is set to have a fast link to central London soon via a new Crossrail Station. The Material Store forms part of the approved outline masterplan for regeneration of The Old Vinyl Factory site, a special place with a rich architectural, cultural and industrial history.
The mixed-use development proposes 183 homes and flexible work space and is intended to play its part in the creation of a vibrant and diverse new community on the site.
The urban block is defined by a podium that accommodates car parking to the centre of the plan at ground level, wrapped by an unbroken street frontage of 3 bedroom family duplexes with individual street entrances and private podium level terrace gardens.
Four ‘warehouse’ blocks of differing heights, rise from the podium level around a stunning communal landscape garden. The roofs of all blocks have a high quality landscape setting to provide shared amenity space.
In the case of the tallest block the 10th floor roof garden is enclosed by an extended articulated parapet to from an outdoor room, which emphasises the building’s position as the tallest element on the site.
